Let Only Service This service is perfect for owners who prefer to manage the property themselves but need assistance with tenant sourcing. Our Letting Only service includes: * Check property and discuss with marketing campaign * Prepare professional photos and descriptions for listing * Advertising across various property portals (realestate.com.au, Reiwa, etc.) * Arrange home open and handle tenant inquiries * Screening potential tenants (ID check, employment verification, rental history) * Present application to the owner * Drafting and signing the lease agreement with tenant * Collect rent/bond payment and lodge bond for owner and tenant * Conducting a comprehensive ingoing inspection along with the photos * Arrange induction with new tenant * Provide keys and documents to your tenant (e.g., tenancy agreement, condition report) * Update and hand over to the owner to manage privately |
Full Property Management Service This service provides end-to-end management of the property, from the moment the tenant moves in to when they vacate. It includes everything in the Letting Only service and additional ongoing management services: * All steps in Let Only Service * Rent collection and managing arrears * Prompt communication with tenants and owners for any inquiries or issues * Deal with any property concerns that arise * Attending strata AGM if required * Coordinating lease renewals and rent increases * Regular Property Inspections * Conducting routine property inspections. Providing detailed inspection reports and update owner accordingly. * Identify maintenance needs and addressing issues proactively * Organizing emergency repairs when needed, ensuring timely resolution * Ensuring compliance with local tenancy laws and regulations * Apply for Commissioner’s decision on pet and minor modification if required * Handling different situations during the tenancy (break lease, abandoned property, etc) * Providing property owners with monthly statement * Invoice tenants for the water usage or other utility if applicable * Generate and provide EOFY statement * Coordinating the end-of-lease process and ensuring the tenant vacates on time * Conduct final inspection and process bond disposal * Resolve bond dispute * Commence court procedure and eviction process if required * Handle insurance claim if needed * Prepare the property for re-let |
